I'm honestly sick of not living in a house, but I am petrified to make a decision under such circumstances. Is this organic supply-demand dynamics? Will it correct? Will there be some cockamamie government relief coming? I feel like the minute I sign is the moment before I could get a far better deal, so I just wait for this to play out.

I don't know who needs to hear this, but you can buy a smaller home. Today's average home is twice as big as when my parents were starting out.
You can also move somewhere that starter homes don't cost $1 million.
