Yeah approximately. Not sure about the exact date but that’s about what the villagers estimated, sometime around 1920s or 30s. It’s a very simple structure and was originally built as an outbuilding from a neighboring farmhouse in the village and later repurposed to a home sometime in the 70s.

No, that's not common in this area at all– Local contruction is primarlily thick limestone walls, with lime mortar. Breathable and well insulated on its own. Walls are 40cm thick and provide fairly decent insulating properties – Takes time to warm up in winter, but once warm stone holds heat a long time. Especially good for keeping heat *out* in summer, with no need for A/C! Some people do use insulation bewteen stone walls and interior drywall, or you can opt for something more eco-friendly (and breathable which the walls will appreciate!) by using cob, mixed with straw, wool, or similar materials on the interior walls. Biggest insulating bump would be from replacing the existing original windows on lower level since they are single pane and quite out-dated.

Mains water is already installed. There’s a kitchen sink, bathroom sink, and shower, all with hot water provided by a propane on-damn water heater. It’s only a few 100 few max from grid power connection. It would be trivial to connect it to the grid if desisted, just a question of cost. Yes there is internet (Orange, SFR) available as well as cell service.

Ground floor is comprised of three main rooms, kitchen, living area, and bedroom. Along with a small bathroom with hot shower. Upstairs is under the roof, but there are three rooms. One landing room where the stairs go up, a middle room and last room was our bedroom. Technically these could all be individual bedrooms, but you walk through one room to enter the next room. We had three bedrooms set up while we lived there, but keep in mind the house itself and individual rooms are all on the small side. It’s very simple but comfortable; all depends on needs and how you’d want to set things up.
This is risky for the buyer. The only way is to make the transfer when both parties are inside the notary office and the deed is signed but not notarized yet. I don't know if it even legal in France. For instance, in Spain the money should arrive from a Spanish bank account in the amount not less than the cadastral value.

True, or course there’s some risk. It could also happen the other way around, sign first buyer pays after— either way the buyer and seller need to trust each other. Otherwise we have the fiat system to fall back on, but then there are more taxes, more fees, and more headaches involved. We did the same thing when we bought the place- came to an agreement with the previous owner, paid cash directly to them and then went to the notaire to do the official stuff. And on the acte de vente we listed a much lower price and therefore paid almost nothing in fees (less than 500€ total). So yeah, it’s possible but definitely requires trust in the two parties. If buyer prefers to pay taxes/fees involved in return for greater security via notaire, then payment could also be in fiat. But it will end up costing them more.
If you hold the keys and the title documents until the bitcoin payment confirms, here is no risk for the seller. That is why this should be done face-to-face. But without the notary, how does the buyer proves ownership? You can come back and say he moved in illegally. With bitcoin there is no room for "both parties should trust each other". The payment is final and irrevocable.
What an absolute dream. If I had my driving license in place this would be the only sign I'd need! Best of luck selling it I'm 100% sure you'll find a wonderful family for your home 💜
